Why Romania & CEE, why now

An EU member market still early in its convergence with Western Europe, with growth assets, motivated sellers and a shallow buyer universe, accessed through a locally-rooted team with the underwriting discipline of a private equity manager.

Convergence

Sustained GDP growth and urbanisation underpin a long structural catch-up versus Western Europe.

Growth

Attractive entry basis

Assets in Romania and CEE can be acquired at a meaningful discount to comparable Western European basis, improving the margin of safety on every deal.

Demand

Nearshoring

Supply-chain reconfiguration drives modern logistics & industrial demand; quality offices and housing remain undersupplied.

Framework

EU standards

AIFMD & SFDR allow institutional-grade fund structures and disclosures familiar to Western allocators and their advisers.

About Us

Local conviction, institutional discipline

Alissia Capital was founded to give institutional capital a credible, professionally-governed buy-and-hold platform for Romanian and CEE real estate, pairing on-the-ground market knowledge with the underwriting and governance standards private equity allocators expect.

"We built Alissia Capital around a simple belief: the best risk-adjusted returns in European real estate are earned by owners who buy right, hold with discipline, and compound value over a full cycle, provided the platform is governed with the rigour institutional capital demands."

Our team combines decades of experience across real estate acquisition, development and private capital markets in Romania and the wider region. We source assets others miss, underwrite them with private equity rigour, and own them actively over a multi-year hold, within an independent governance framework that protects investor capital at every step.

We commit our own capital alongside our partners. That alignment, together with EU-grade structuring and reporting, is what lets us serve institutional investors and their wealth managers with confidence.

Investment Strategy

One platform, three complementary buy-and-hold strategies

A multi-strategy approach lets us match different investor mandates for risk and return within a single, disciplined institution, each strategy built around acquiring and holding assets to drive value creation over the hold period.

Sleeve 01

Core / Core-plus buy-and-hold

Stabilised assets, logistics, prime offices and retail, acquired and held for durable, compounding cash flow suited to long-horizon institutional mandates.

  • Durable cash flow
  • Lower risk profile
  • EUR-linked leases
Sleeve 02

Value-add

Repositioning, refurbishment and active asset management to create value and lift returns above core over a defined hold period.

  • Active management
  • NOI growth
  • Capital appreciation
Sleeve 03

Development

Selective ground-up and mixed-use development, naturally aligned with a construction-linked sponsor, with assets held post-completion to compound returns.

  • Highest return potential
  • JV delivery partners
  • Disciplined risk control
Our Approach

A disciplined value-creation process

Every asset moves through the same private equity process, sourced locally, underwritten rigorously, governed independently, and held for value creation.

01

Originate

Proprietary local sourcing and broker networks generate off-market pipeline.

02

Underwrite

Rigorous modelling, due diligence and independent Investment Committee approval.

03

Acquire

Structured execution with depositary oversight and conservative leverage.

04

Hold & create value

Active ownership and asset management against a defined, multi-year business plan.

05

Realise & report

Disciplined exits with transparent, INREV/ILPA-standard LP reporting.
